What the record keeps honest
On purchase price, Fairfax leads by a wide published gap: $740,000 median sold against Bellevue's $1,525,000. On rent, Fairfax is not cheaper. The same snapshots show $3,200 a month in Fairfax and $2,950 in Bellevue. Washington's current lack of a wage tax is real, and Virginia's income tax is real from the first dollar of taxable income. Those schedules do not invent a household refund large enough to close a $700,000-plus purchase gap.
Eastside product, cloud, and headquarters density is a genuine Bellevue advantage. Northern Virginia's federal, cyber, defense, and data-center corridor is a genuine Fairfax-area advantage. MWAA's weekday Waze averages from Fairfax run about 23 to 30 minutes to Dulles and about 28 to 44 minutes to Reagan National. Sound Transit's 2 Line serves Bellevue. Vienna / Fairfax-GMU is the usual Metrorail access for Fairfax City. Neither fact is a door-to-door commute to an unnamed office.

I don't buy treating "I work in technology" as one labor market. Product and cloud on the Eastside is not the same job as cleared federal work in Northern Virginia. I also don't buy treating Fairfax City as Fairfax County, or treating Washington's missing paycheck tax as free housing. A school-district reputation is not an assigned classroom.
Scout

The hidden weakness is the unnamed job and the buy-versus-rent fork. If the family will rent, Fairfax's published median rent is $3,200 and Bellevue's is $2,950, so the housing win disappears. If the job cannot leave the Eastside, Bellevue stops being optional. If household income later clears Washington's $1 million adjusted-gross-income line, the 2028 tax changes the wage-tax story. A Fairfax-to-HQ2 commute is an I-66 and car problem, not a neighborhood perk.
