Hold, sell, or reinvest: make every path defend its exit

An owner deciding what to do with a building at 60 percent occupancy has at least three real options, and keeping things as they are is one of them. Argumont gives each path a Champion and makes each one defend its cost, timing, and exit against the same evidence.

Argumont is decision support, not an appraisal, brokerage, or investment recommendation.

The paths on the Decision

Hold as is, sell now, renovate or reposition, or refinance and hold. Strategist can add a path the team did not list, and that path has to win on the record like any other.

Evidence that matters

Occupancy and lease rollover from the rent roll, renovation cost from contractor bids, debt terms from the lender, and sale evidence from the market. A lease-up projection is weighed as a forecast: the room asks what it rests on and what happens to the choice if it misses.

Value opinions come from your appraiser or broker. The Verdict uses only figures the record holds.

The money has another use

Selling and putting the proceeds elsewhere is weighed as seriously as holding, never as a bare no. The same applies to renovation capital: the room compares it with the best other use of that money.

How the room argues it

Challenger attacks the leasing assumption behind holding. Wolf looks for the anchor tenant who leaves, the capital item nobody budgeted, and the rate reset at refinancing. Red Teamer runs the sale that takes a year longer than planned.

What the committee receives

A Decision Passport with the paths compared, the evidence status of each claim, the Verdict, and what would change it. The Human Decision records who decided and who approved.

Common risks

Default to hold

Holding wins because nobody built the case for selling.

Lease-up optimism

The renovation case assumes occupancy the market has not shown.

Sunk cost

Past capital spent on the building gets counted as a reason to spend more.

Example decision

We own a 1980s office building at 60% occupancy. Should we hold it, sell it, or renovate it? The room compares all three on cost, timing, exit, and the best other use of the capital, and names the occupancy or bid level that would change the Verdict.
